Types of Work Covered by the Party Wall Act
New Boundary Walls
Building a new wall along your boundary usually doesn’t need your neighbour’s permission as long as nothing like roofs, gutters, or fascias stick over the line. Walls built right on the boundary do need agreement, but this can benefit both properties.
Work on Shared Walls
This includes walls shared with a neighbour or garden walls. You may strengthen, repair, rebuild, or raise walls, or cut into them to add beams, remove features, or carry out loft or basement work.
Excavation Near Neighbours
Digging foundations close to a neighbour’s property (within 3 metres) may need approval, especially if the new foundations go deeper than theirs.
